An expense in the ledger is not automatically recoverable from a tenant. A lease provision alone does not establish that the right amount was billed. Accurate recovery depends on connecting the documents, records, and calculation.

Where we look for unanswered questions.

Lease alignment: Are the relevant provisions and amendments reflected in the billing approach?
Expense mapping: Are costs assigned to the appropriate property, period, and recoverable category?
Allocation: Does each tenant’s calculation use the applicable share, expense pool, and adjustments?
Caps and exclusions: Are limitations and nonrecoverable items being recognized?
Estimates and reconciliation: Do the statement, ledger, prior billings, payments, and credits tell a consistent story?
Documentation and timing: Is there support for the calculation, and what notice, billing, or review deadlines require attention?

Accurate recovery can mean a correction in either direction.

A review may identify potential underbilling, overbilling, insufficient documentation, or a process that is already working. We do not promise additional collections. Any proposed adjustment must be evaluated against the lease, records, applicable law, and required approvals.

Understand before changing a tenant account.

The first step is an agreed scope and secure access to the relevant information. Findings should distinguish verified facts, assumptions, and unresolved questions. No new tenant charge should be treated as justified merely because a review identifies a possible opportunity.
