Property accounting should help ownership understand what happened, what needs attention, and where the next question lies. AUM’s approach emphasizes organized records, reconciled information, and reporting that supports management decisions.

Bring the financial picture together.

Accounts payable coordination: Organize invoices and supporting information through the agreed approval workflow.
Receivables visibility: Track recorded charges, collections, and balances for review.
Reconciliation support: Compare records and investigate differences within the accounting scope.
Monthly reporting: Assemble financial information and highlight items that require explanation or follow-up.
Budget support: Connect operating assumptions to property budgets and variance discussions.
Recovery support: Organize information used in lease-based expense recovery reviews.

Clear records. Clear responsibilities.

Useful financial reporting depends on complete source records, consistent classifications, and appropriate review. We work within the systems and controls established for the property, with the division of responsibilities defined at onboarding.

Let’s discuss your reporting needs.

Tell us about your current accounting system, reporting schedule, and the support you need. Tax, audit, and legal services are not implied by this property accounting scope.

Are the recoveries complete and supported?

A recovery review starts with the executed leases, amendments, accounting records, and calculation method. We look for questions worth resolving: omitted eligible expenses, inconsistent allocations, unrecorded adjustments, caps or exclusions that were missed, and estimates that do not reconcile to the statement. More billing is not the objective. Accurate, defensible administration is.
